We are of the view that it is important that landlords are aware of their obligations to provide certain documents to their tenants and have obtained all relevant licences and certificates prior to entering into a tenancy agreement. It is also important that landlords have a written tenancy agreement and they are fully aware of their obligations to register any deposit taken. 

We offer advice to landlords on all of the above and can prepare tenancy agreements specifically tailored to their needs. We also deal with any updates in legislation or regulation.

We provide advice and assistance to landlords to help them in regaining possession in the following areas:

  • Preparing notices i.e. Notice Seeking Possession (form 6A) pursuant to Section 21 of the Housing Act 1988 and Notice of Intention to begin Proceedings for Possession (form 3) pursuant to Section 8 of the Housing Act 1988.
  • Preparing Court paperwork to seek possession of the premises following service and expiry of the relevant notice.
  • Representing the client at court.

We can help landlords who:

  • Wish to increase rent during the tenancy but do not want to grant a new tenancy.
  • Need to apply for an injunction to gain entry to premises where they have encountered problems gaining access to carry out gas safety checks or other compliance inspections such as electrical or asbestos checks.
  • Are facing claims for breach of repairing obligation, non-registration of deposits, and any issues arising from the Tenant Fees Act 2019.
  • Are facing Magistrates’ Court or Property Tribunal proceedings in relation to licensing issues, Rent Repayment Orders, housing condition prosecutions or Banning Orders or face being placed on the Rogue Landlords’ Database.
